A Place With History
The Story So Far
1973. Sea Turtle Inn opens at 1 Ocean Blvd, Atlantic Beach, and for decades it becomes part of the fabric of this stretch of Florida coast. A landmark for the people who know this place.
Early 2000s. The property passes into a new era as One Ocean Resort and Spa, bringing a quieter, more polished chapter to the same beachfront address.
March 3, 2026. Dune House Hotel and Spa opens its doors. Same address. A new name rooted in this land, this light, and the architecture that has always defined it.
The Story Behind the Name.
The name honors William Morgan’s subterranean Dune House, completed in 1975 and built directly into the Atlantic Beach dunes less than a mile from this address. Morgan was a Jacksonville-based architect whose earth-sheltered design sits low and grounded, shaped by the land rather than imposed on it. The structure is one of Florida’s most quietly radical works of architecture.
The interiors of Dune House Hotel and Spa were designed by Islyn Studio, a hospitality-focused design studio whose approach draws from that same instinct: rooted, intentional, and built to feel like it belongs. You see it in the rattan pendants, the sheer linen curtains catching salt air, the warm walnut and Calacatta marble, the bouclé and woven textures that ask you to slow down. Every detail is a nod to this place and to the long Atlantic light that has always been the point.
Three names. One address. The Atlantic has not moved.

What’s on the Horizon
As Dune House continues to evolve, four new dining concepts are taking shape, including Coastal Farmer, our tide-to-table coastal steakhouse, Sea Turtle Scoops, Soothsayer poolside bar, and Cafe Dune. You can also look forward to a revitalized spa, a beachfront pool, curated retail from local Atlantic Beach vendors, and over 10,000 square feet of gathering and event space.
The Name That Stayed
Sea Turtle Scoops, in Summer 2026, carries forward the name that started it all. When Sea Turtle Inn opened here in 1973, it became a beloved part of Atlantic Beach’s story. That chapter deserved something more than a footnote. Some names are too good to let go of entirely.

The majority of our guest rooms have fully transitioned to the new Dune House look and we are wrapping up the final two floors soon.

Every movement has noise, but we do our best to keep it where you cannot hear it. Construction takes place during daytime hours only, and guest room corridors are separated from active work zones. If something feels like too much, come find us at the front desk and we will make it right. We have complimentary earplugs, too.
